Maintenance Plan

Two tune-ups a year, priority dispatch when something goes wrong, and a standing discount on repairs. Comfort plan $199, Premium plan $249.

  • Owner-operated no subs
  • Written quote before work

Breakdowns are rarely sudden. Usually something has been failing quietly for a while. A capacitor that’s been bulging for six months finally pops on the first 95° day. A flame sensor fouls up all summer and stops reading in November.

The plan covers both seasonal tune-ups: spring AC inspection (refrigerant, capacitors, coils, drain, electrical) and fall furnace inspection (ignitor, flame sensor, heat exchanger, blower, gas pressure). You also get priority scheduling when something does go wrong, and a discount on parts + labor for any repair.

Two tiers: the Comfort plan is $199/year and the Premium plan is $249/year. Both include the two visits and the priority-dispatch and repair-discount perks. Call to talk through which one fits your system.

How we work

Five steps, no surprises.

  1. 01

    You sign up once

Pick Comfort ($199) or Premium ($249). One call and you're set. We track the visits and reach out when each one's due.

  2. 02

    Spring AC visit

We come out before the first heat wave hits and run a refrigerant check, capacitor test, coil clean, drain flush, electrical inspection, and blower current draw.

  3. 03

    Fall furnace visit

Before the first freeze, we check the ignitor, flame sensor, heat exchanger, blower, gas pressure, CO levels, and thermostat calibration.

  4. 04

    Priority when you call

Plan members go to the front of the queue when something does come up. Same number, same techs, faster dispatch.

  5. 05

    Written report every visit

After each tune-up you get a report of what we checked, what's trending toward failure, and what we recommend. The whole point is to catch problems before they become breakdowns.

Common questions

About maintenance plan.

The questions homeowners ask us most about this service. If yours isn't answered, the phone works too.

How do you price repairs?

Diagnostic fee is $75 and covers basic troubleshooting up to 30 minutes. If the system needs deeper diagnostic work past that, the fee becomes $125. Refrigerant leak search is a separate $125 on top, since it takes time and equipment most calls don’t need. Parts and repairs are quoted on top of the diagnostic, in writing, before we touch a wrench.

If you decide to replace the system instead of repair it, and the repair we quoted was under $300, that diagnostic-and-small-repair amount gets credited back against the install. So you’re not paying twice to figure out the same system is on its way out.

Can you really come out today?

Yes, most days we can. Call us before noon and we can usually get someone to your house that same afternoon. Emergency calls (no heat in winter or no AC in heat-wave weather) get pushed to the front of the queue. If we can’t make it, we’ll tell you honestly and give you a realistic window. We don’t book appointments we can’t keep.

What's included in the maintenance plan?

There are two tiers. The Comfort plan is $199/year and the Premium plan is $249/year. Both include two visits a year — one spring AC check and one fall furnace check — covering a full equipment inspection, cleaning of accessible components, a refrigerant-level check on the AC, a combustion-safety check on the furnace, and a written report of anything trending toward failure. Plan members also get priority dispatch on emergency calls and a standing discount on any repair parts and labor.

Thermostat Installation

We install smart and programmable thermostats wired right the first time.

We solve the dust, allergy, and humidity problems your HVAC is supposed to handle.
